NexPoint, a Dallas-based investment firm, is set to break ground on the $4 billion Texas Research Quarter in the first quarter of 2025, the Dallas Business Journal reported. The 91-acre life science campus will anchor around the former Electronic Data Systems (EDS) building in Plano, Texas.
The multisite project aims to develop over 4 million square feet of life sciences facilities, focusing on advanced manufacturing, lab, and research space.
NexPoint said its life sciences campus aims to create an “end-to-end ecosystem” that accelerates innovations in pharmaceuticals and biotechnology from concept to commercialization.
The campus design, one of colocation, positions Research and Development (R&D) facilities near Current Good Manufacturing Practice (cGMP) facilities. Positioning facilities near each other in colocation aims to support collaboration, streamline processes, and expedite the translation of discoveries into real-world applications.

The life sciences campus will feature state-of-the-art facilities for research and innovation in biotechnology, pharmaceuticals, and other life sciences fields.
Plans for the campus include research labs, office spaces, advanced manufacturing facilities, and community spaces to foster collaboration across industries.

The life sciences campus will be anchored by the redevelopment of the former EDS headquarters, using adaptive reuse strategies to transform existing structures into modern facilities. An adaptive reuse approach seeks to engage sustainability practices and foster seamless integration of construction within the surrounding community.

The campus will feature a 7-plus acre park and green space that connects with the surrounding businesses and neighborhood.
In a press release last year, NexPoint said it “sees a significant demand in the United States for facilities that meet the standards of current good manufacturing practices (cGMP).” The company noted, “America’s existing cGMP infrastructure cannot support the development and production needs of the life sciences industry.”
The Food and Drug Administration regulates cGMP facilities to ensure the quality and safety of manufactured products, such as pharmaceuticals.
